Working at Cobalt Business Park: a practical guide for your contract
New contract at Cobalt? Here's the on-the-ground detail — getting in each day, where lunch comes from, what's nearby after work, and where to base yourself.
Cobalt Business Park is easy to underestimate from the A19. Behind the landscaping sits one of the largest office parks in the UK — a roughly 250-acre campus with around two million square feet of space, and a roll call of employers that includes Accenture, Sage, Santander, EE, Procter & Gamble and Newcastle Building Society. Thousands of people work here, and a steady stream of them arrive on contracts and placements measured in weeks and months. This guide is for them.
Get your bearings
The park sits in North Tyneside, tucked against the A19 about ten minutes' drive east of Newcastle city centre — and about the same again from the coast in the other direction. It's laid out as a proper campus: numbered buildings along a spine road, wide pavements, green edges (there's even a biodiversity park on site) and, crucially, free parking across the park. After any city-centre contract where parking eats £10–15 a day, that alone changes the daily maths.
Getting in each day
Drivers have it easy: the park sits directly off the A19, with the A1058 Coast Road running you straight into Newcastle. If you'd rather not drive, the no. 19 shuttle bus links the park to the Metro at Northumberland Park on one side and Percy Main on the other, so both legs of the coast loop are covered. Northumberland Park is also a stop on the reopened Northumberland Line, with direct trains into Newcastle Central in around twelve minutes — useful if your team is split between Cobalt and a city-centre office. For the wider picture, our guide to getting around the North East covers the Metro, the A1/A19 and the rest.
Lunch and the everyday stuff
You won't go hungry. There's a Tesco Express and a Greggs on the park itself, and the Village Hotel at the northern entrance has a gym, pool and casual dining — a lot of Cobalt regulars use it as their lunchtime or after-work workout. There's a day nursery on site too. It's the kind of everyday infrastructure that makes a medium-term placement liveable rather than just bearable: you can do a normal week here without ever fighting city-centre traffic.
After the last call of the day
This is where Cobalt quietly beats most business parks. Ten minutes east and you're on the coast at Whitley Bay or Tynemouth — a proper beach walk before dinner is a realistic weekday option, not a holiday fantasy. Ten minutes west is Newcastle city centre for everything else. If you've got a free Saturday, our weekend guide to the North East is the honest shortlist.
Where to base yourself
Hotels near the park work for a night or two, then the limitations show: no kitchen, no space, and costs that climb over a multi-week stay. Our whole-house base in Forest Hall (NE12) is minutes from Cobalt — en-suite bedrooms, a full kitchen, living space, off-street parking and fast Wi-Fi, set up for contractors and project teams and corporate placements alike. For placements running past a month, our long-stay accommodation terms are built for exactly that. There's more area detail on our Cobalt Business Park page, and if you're weighing up a house against hotel rooms for a whole team, we've written up why teams book a whole house.
We don't publish a nightly rate, because team size, length of stay and dates change the numbers so much. Tell us what the placement looks like and we'll come back with a tailored team or long-stay rate — usually the same working day.
Booking the house. You can book the property directly at dovecoteroad.com — live availability and instant booking, commission-free — or send us the details and we'll handle it for you. For multi-week or recurring stays, talk to us first so we can set the right rate.
Professional & residential stays only. Our homes are let for work, relocation and longer-term living — not for parties, events or short social bookings. Every enquiry is vetted.
