Temporary accommodation after a home insurance claim: a guide for Newcastle households

A burst pipe, a kitchen fire, a flood through the ground floor — and suddenly the question isn't the repair, it's where everyone sleeps for the next few months. Here's how insurance-funded accommodation usually works, and what to ask for.

Most people never read the alternative accommodation section of their home insurance until the night they need it. By then they're tired, the house smells of smoke or damp, and the first offer on the table is often a hotel room. For a weekend, that's fine. For a repair that runs to months, it rarely is — and it's worth knowing that you can ask for something that fits how your household actually lives.

How alternative accommodation usually works

The principle is simple. If your home becomes uninhabitable because of an insured event — fire, flood and escape of water are the usual culprits — many buildings and home policies will pay for somewhere else to live while it's put right. Some insurers say plainly in their own guidance that they will arrange that accommodation for you; others pay towards a temporary home you or a relocation agent find. Either way, the detail sits in your policy wording: what triggers the cover, how long it lasts, whether there's a cash limit, and who has to approve the property.

That last point matters most. On a larger claim you'll usually deal with a loss adjuster or a claims handler, and they'll want any accommodation agreed before you move in. So the first job, before anything is booked, is a short conversation with them about what your household needs.

The questions worth asking early

These are the ones that tend to save the most trouble later:

  • How long is the repair likely to take? Drying out after escape of water, or reinstating a fire-damaged kitchen, can take far longer than the first estimate. Accommodation that works for two weeks may not work for twelve.
  • Is there a limit on the cover? Ask whether it's a time limit, a cash limit, or both, and what happens if the work overruns.
  • What standard of property will be agreed? Insurers' own guidance tends to talk about keeping a household in a similar-sized home, in the same familiar area where possible and near the children's schools. Ask what that means for you.
  • Who pays the accommodation provider, and how? Direct invoicing to the insurer or adjuster spares you carrying the cost and claiming it back.
  • What about pets, mobility needs or home working? Raise them now, not on moving day.

Why a hotel often stops working

A hotel solves the first night. After that, the cracks show quickly for a family: two or three rooms that don't connect, nowhere to cook, eating out every meal, laundry piling up, children doing homework on a bed, and a car park that charges by the day. For anyone still working, there's no quiet corner for a laptop. None of this is anyone's fault — hotels simply aren't designed for ordinary life lived over several weeks.

A whole house changes that. Everyone sleeps under one roof, the kitchen works, the washing gets done, and the routine of school and work can carry on almost as normal. For a household already dealing with builders, adjusters and a damaged home, that steadiness is worth a great deal. We set out the wider trade-offs in our honest comparison of houses, apartments and hotels, written for teams but just as true for families.

What our Forest Hall house offers a displaced household

Our whole-house base is in Forest Hall, North Tyneside (NE12), a residential suburb close to Cobalt Business Park and a short run into Newcastle — our newcomer's guide to Forest Hall covers the area. The house has six bedrooms and four bathrooms, including three en-suite bedrooms on the ground floor, so a grandparent or anyone who'd rather avoid the stairs can have a room and bathroom on the level they live on. (The showers are not level-access — each has a small step up — so tell us if that matters.)

There's a full kitchen, off-street parking, fast Wi-Fi, quality beds and linen, and all bills included. Check-in is self check-in, so there's no waiting for a key at a fixed time on an already difficult day. Families with children are welcome; tell us about babies, pets or particular needs when you enquire and we'll say straight away whether the house suits. For anything running beyond a month, our long-stay terms apply.

For loss adjusters and claims handlers

We already accept insurance accommodation referrals, as our FAQ sets out, and we set up accounts with consolidated invoicing for insurance bookers. Send us the household size, any access or pet requirements, the expected repair period and the date you need occupation from, and we'll confirm availability and a tailored long-stay rate — usually the same working day. If the repair end date moves, talk to us early and we'll do what we can to hold the house.

We don't publish a nightly rate, because household size, length of stay and how the booking is paid all change the figure.

Booking the house. You can check live availability and book the property directly at dovecoteroad.com, commission-free — or, for an insurance-funded stay, send us the details first so the booking and invoicing can be set up with your insurer or adjuster from the start.

Professional & residential stays only. Our homes are let for work, relocation and longer-term living — not for parties, events or short social bookings. Every enquiry is vetted.

This article is general information, not insurance advice. What your policy covers depends on its wording and on your insurer — always check with them or your loss adjuster before booking.
